Physics and Mesh conditions missing for boundaries

Hi guys,
I am working on a ship model. I am trying to define boundary conditions for each region of this model. Within a region, I expand the Boundaries > [boundary] but I discover that Mesh Conditions, Physics Values, and Physics Conditions nodes are missing. More clearly: My situation is as shown in the "Missing_nodes" jpg file, but should be as in the "Optimal" jpg file, which describes the best case scenario. Both reference files are attached below. Assign Physics to Region. It's in the properties of Region.
