Post Evaporation & condensation in 2D Heat Exchanger

I want to simulate evaporation inside the tubes of shell and tube Heat exchanger and condensation inside the shell of Heat exchanger.

I have modeled by using "Evaporation-Condensation" mass transfer mechanism of LEE model. I am getting satisfactory results but,

1. Mass of both phases (Water Liquid and Water Vapor) is not getting conserved.

2. What should be the density of Steam (Constant or ideal for condensation) ?
